We are delighted to announce that our T15 office block for MIDI plc at Tigné Point, Malta, has received planning permission.
T15 is the final component of our masterplan for the site, which includes Fortress Gardens – a residential tower consisting of 63 luxury apartments across 17 floors, with views across the Mediterranean sea and UNESCO World Heritage site, City of Valetta, together with a new public garden integrated within an historic gun battery.
The T15 block sits between The Point Shopping Centre and our public garden set within the historic gun battery. This connects to Fort Tigné, which dates back to the Knights Templar and the Holy wars. Retained as the centrepiece to the Fortress Gardens masterplan, this heritage site been meticulously restored by MIDI and will form a new landscaped public realm for residents and visitors.
The development will offer 1,400 sqm of flexible space across 4 floors, with retail & F+B at ground level opening onto the new public realm. Its stepped form creates spacious terraces for office tenants, while a landscaped roof terrace serves as a fifth elevation from surrounding apartments, enhancing amenity with diverse local planting and biodiversity.
As the final development on the masterplan, our building design will form a gateway to the battery gardens on arrival from Tigné Piazza, and frame the views towards the Mediterranean sea.
Working alongside local Perit and structural engineers CS Design, we have developed a Vierendeel steel structural frame to create the unique stepped form, while full height glazing to the northern elevations will bring natural daylight deep into the workspace. Bronze aluminium cladding will reference the palette of the Fortress Gardens tower, with perforated panels providing additional solar shading that support scope for natural ventilation by way of openable windows.
